Yes drive to a land border crossing or get a taxi or bus . Whichever works.
Cross the border on foot or boat or bus. A rented car won't be allowed to leave.
Check which border is most convenient and ask again . Some borders sound a bit more faff than others.
My Mrs did a laos crossing a few days ago . Boat in , 50 mins processing, boat back all done .
Worth looking for a border run company in what ever place you plan on being in as they will know if 1 border is better than another for a hassle free run 👍
this was in Pai Toobah. I don't know if it's all Bangkok banks that require 2 forms of id but my friend said they were told it was a new rule . I opened one around 9 months ago at the same branch and it was pretty straight forward. Passport, resident certificate and money done on a stv 90 day visa .

Chances of you selling and completing all the bollox paperwork in 3 months is very slim. Last UK house I sold was a no chain cash buyer. took around 6 months with the solicitors etc . No idea why it took that long but it did .
