Very simple done, this is how my wife wrote it:

"Me her name, invite my husband your name to stay with me in Thailand on this her address from the date you land in Bangkok kind regards her name"

When you applying a visa and you gonna stay there you gonna need an invite yes.

Or book a refundable hotel, until you get the visa you can cancel.

But when you arrive in his condo him need to fill in tm30 for you if you gonna apply extension

i can get a letter from my embassy saying I have x amount every month and over this every year, so I didn't need to show 400k in bank

All depends where you gonna apply the 1 year extension, in Bangkok / Jomtien you need everything under the sun, in isan you don't need as much
