hi Nick... normally I did not need to use TM30.io site at all. I went directly to the "Thai site". is the official Thai site that is used to submit TM30 applications for a parties house/resort/hotel etc. I created an account there and then submitted my wife's house information. I think the initial registration process took a few days but after that I was then able to submit my TM30 form directly to them whenever I traveled back to Thailand. This last trip for some reason was rejecting all my submissions. I then used TM30.io to make my submission (which in turn interfaces directly with and that worked fine. Hope this makes sense...

you will have to have already registered the house using the Thai site. The is just an interface into that Thai official site.

I used it, I registered my wife's house last year but had some issues this year so I tired it and it worked for me.

No, that was not specifically asked for however they do ask for your flight itinerary which has my departure date on it. If you want you can see exactly what they ask by going through the visa process on the and just not actually submit the request.
