What are the actual requirements to extend a Non-O visa in Thailand for retirement?

Question: I am trying to get my 3 month non-o (retirement) extended by 12 months. I checked the official Immigration website for necessary documents (see link), but under no 22 they mention neither TM.30 nor that you must present a lease contract. However, I have heard from people that they have been asked for both. So this is very confusing if you cannot even trust Immigration‘s own website. Does anyone know from practical experience what they ACTUALLY want to see when you go to get the extension? Many many thanks - I am getting more confused by the hour…

Sorry, I was meaning to add that this was about Bkk Immigration (but forgot). Does anyone know if you also need landlords ID and blue book if its a commercial apartment building run by a company? These requirements seem to be more about renting from a private owner.

Best to bring everything, including those things that "you've heard from people..." about. TM30, 90-Report receipt, lease, hand-drawn map, rent receipts, landlord;s Thai ID (signed), house book (signed), photos (of you in front of building). Each office may have unique requirements so you'd help yourself by sharing the office location.

The local Immigration offices have their own requierments, hence it can vary...

The link you added was to the Immigration Office in Nonthaburi. If that is the Immigration Office where you will do the extension, I would rely on that information.

Rent agreement and the landlord's id and a copy of the blue book and a letter from your landlord confirming that you are living in the condo, letter from your bank confirming that you have a account with them and that you have money, and the full year's bank statement,

Tm30 copy of your passport plus the forms filled in and signed and a photo of your self 😀

There is no 100% correct national requirements list because the about 90 individual immigration offices can add their own requirements. Thats why we always advice to contact your local immigration office.

Just visited Bangkok office today.

You are correct. They now need not only the most recent tm 30 but also the completed set of rental contract, landlord's ID and landlord's house book or land ownership certificate ( Cha-nod.) This is new. Sometime last month, they needed just a tm.30 because in order to get a tm 30 you must have submitted those papers already. So basically you prepare the identical set twice now, one for tm 30 the other for yearly renewal. Noted that with or without agents assistance, the landlord paper set is always required.

You need to go to your local office and get the list of requirements.

Each office may be slightly different.

An up to date tm30 is required for almost any Interaction with an immigration office.

Its part of proving where you live and which office you need to use.

If your tm30 is Bangkok that's where you will have to apply etc.
