What are the requirements for renewing a Non-O retirement visa in Thailand, specifically regarding lease agreements?

Hi. I need some advice on renewing my retirement visa non O.

I have the requirements for the Jomtien immigration one of which is a lease. In Canada now returning in November . Would a one month lease be acceptable? Thanks

Well we firstly need to know what you actually have: is it a 90-days or 365-days Non-Imm-O Retirement visa, or are you already on a „1year Extension of Stay based on Retirement“ ?

One cannot “renew” a visa. You can only apply for a new “1-year extended stay permit based on retirement”

I am aware Thai Immigration doesn’t make a difference between a “visa” and a “stay permit”, however when they talk about a “visa extension”, they are utterly wrong. They are NOT extending a visa, but just extending a stay permit.

Please check the stamp in your passport and tell us, on which date does your stay permit expire? Or for how long the visa validity is still valid.

A one month lease is, to my modest knowledge, NOT required for application to “1-year extension of stay”. However it is required that your residence must have been registered under a TM30 at the Immigration office, in order to receive any service by them

So at the end of December intend to apply for an extension to stay. You are saying that a copy of lease is not required however it is listed on the requirements for the jomtien office.

I don't have a residence so was asking what the minimum length of lease would be acceptable. If I don't need one and I just have to ensure that where I am staying (unknown) is registered under a TM30 then lot easier for me

Sorry for not replying any sooner, it was beddie time in Thailand and it’s 5:25 am now

To visit Jomtien Immigration, just make sure you go earliest and not at the end of December. You will not lose a single day, the next extension starts on top of the old extension

You can apply from up to 30 days before your Extension of Stay Permit ends, this would be 18 December

The Jomtien Immigration paper listing the requirements lacks a bit in logic.

It firstly say "for example", followed by the listing. The mark “-“ ahead of each row actually means “or”.

Every document marked from the left with my red arrow can be presented and is sufficient.

The TM30 registration proof is ONE of the four documents that can be presented- if you do not wish to present a rental contract.

You can of course bring more than one accommodation document

In case you have a screenshot from your TM30 listing, bring it. And also bring the one month rental contract. Best you present both.

Upon a return from abroad, to my knowledge Jomtien Immigration requires a new TM30 within 24 hours of your arrival, even if you arrive at the same address as before, however I am not 100% sure of this. Maybe another member of the group more familiar with them will know

Thanks so much. Will go to immigration around Decembers 18.

I will stay in hotel upon arrival and will ask them to do a TM30 if they haven't done and ask for a copy.

I will then get another TM30 when I get to jomtien just before my application be it from a hotel or condo rental.

as I understand it you must have a long term residence but I'm unsure what constitutes long term. I do know it can be a hotel but you need to show that you will be staying in that hotel long term. A one month lease may not cut it as that is the shortest possible legal condo lease. You'd be best to visit immigration once you arrive and ask them directly

thanks John. I got my original Retirement stay with a one month hotel villa rental. Requirements tend to differ from office to office so will ask immigration ahead of time. Thanks .
