Hi, is it wise to apply for a non-immigrant O retirement visa with 3-6 months lease? Or would it be much better if I get a 12 months lease instead.

The rental contract has no effect. It only affects the money in your account. Do you have 800,000 baht?

I can do the $800k Baht. But, I was thinking about doing the combination of Social Security and other residual income. Is that very difficult to do. I've heard some immigration office won't let you do combination of Social Security and other residual income to reach the $65k Baht per month requirement.

U need the 800 k on the first extension.

From my research for the non-immigrant O visa I think you might actually need a lease in Thailand to get the visa for 12 months stay.

Never heard of that before. I know quite a few people who didnt have any lease but had no issues with Immigration getting a Non Imm O visa or a yearly extention of stay, myself included.

mmm.. I have to check into it. If that's the case, it would take a lot of pressure off. I had thought that you'd have to have a lease before they consider giving you an non-immigrant O visa. I'd have to check that out at the immigration office in Bangkok once I get there.

this was the requirements for mine a couple of months ago. At 7 it does not stipulate length unfortunately.

Thanks much! I was thinking about doing the combination of social security + bank statement to reach the $65k Baht per month. Does it say that you have to have the residual income, besides the social security payment, in a bank for at least 12 months?

I think you would be better stating the immigration office you will use as these rules tend to vary.

I read that 6 months is the minimum, but someone will hopefully advise you of the exact requirement at your IO.
