If I go to Chaengwattana to self file a TM30 do I need a copy of a rental agreement and power of attorney? I see many conflicting reports on this. Sorry. Irish passport.

TLDR : Answer Summary
To self-file a TM30 at Chaengwattana, you need a lease agreement and your passport. A power of attorney is not required. Although there are varying reports, it has been confirmed that a simple written lease, even one from a local shop, will suffice for the process.
i deleted your post and all your examples :O That was not correct information. You do NOT need anything from the owner to self-file a TM30 at Chaengwattana but a lease agreement, your passport and a TM30 filled out EXACTLY as I showed in my post about self filing in bangkok.
you can get those b/s thai language only leases at most mom and pop shops, it doesn't have to be anything official just a written lease.. so you can do your own TM30.
Follow that post I wrote on how to self file a TM30 without ANYTHING from the landlord and you will be able to do it. I have had over 100 people do it without problem.
