Im looking to buy a foreign freehold condo. Am I correct in that if its over 10M baht I can get an investor visa to stay long term?

Anyone gone this route? Any recommendations for a property lawyer to assist me?

I’ll be looking in Phuket for the condo.

I will be coming to Thailand in the new year, where I'll be taking ownership of a condo. It's the 49% foreign ownership thing. I won't be retiring then. What would be the best visa, does this count as an investment?

If I have made my LTR non refundable payment of $1700usd to the Thai Embassy website too soon. Then I was told I need to have the Thailand assets like a Real Estate investment to get my LTR Visa. Since I do not plan to purchase real estate here for another year or so, What is my best Visa option to start and then transfer to my LTR Visa once I own my real estate here. Also will the immigration office hold my payment as valid for 12 months while I secure a seperate visa until I qualify for my LTR Visa? Thank you in advance. Great group ...

I have a question about the investment visa that I cannot figure out the answer to online, so would appreciate anyone that has knowledge.

My wife and I have THB14M invested in 3 condos that are in joint names. We currently live in Hong Kong.

Can one or both of us apply for the investment visa, or should we have put all the properties in one name, and the other person applies for the dependant visa that can hang off the person who gets the investment visa?

Hello, My girlfriend and I have arrived in Chiang Mai to check out a building project her father started but ran out of money near completion, approx 45 million baht was put into it. It’s been sitting in the hills for 15 years and now we want to take on the project and I have been made power of attorney and have teh chanote deed. We need advice on what type of visas could we possibly be eligible for and considering the substantial amount invested already by the company does that allow for us to maybe be open any type of investors visa? Thank you all for any help, much appreciated.

I recently made a post detailing my application process for getting BOI approval for a LTR-Pensioner 10 year visa. It took 18 calendar days from start to finish.

I thought I would close the loop by describing my follow on application for the actual E visa from the Royal Thai Embassy in Wash DC.

On Thursday 3 March I completed the application online and submitted payment using a credit card. Initially the card was declined. I called the card number and it was flagged by the security program bc the transaction actually went through a Hong Kong bank. Once I confirmed it was me I tried again and it went through no problem. So by Thursday 3 March about 10 am I have a paid application showing a status of processing.

On Monday 5 March at 2 pm I get the email saying my visa is approved and has the letter to print out.

Thaievisa question

I have applied for my LTR(P) visa through thaievisa. go. th to be issued by the Thai Consulate in Munich, Germany. I have the approval letter from BOI. The application now says additional document is requested but I have no idea which one and I have not been able to reach anybody and they don't respond to emails.

Does anybody here know how to provide additional documents? I can't upload anything anymore after I made the payment.

If anybody has experience maybe even with the folks in Munich please advise.

UPDATE:

Apparently there was a glitch in the thaievisa email system. The folks at the consulate were aware the email didn't go through but didn't know how to fix it. They tried to call me ONCE. I missed that call and that was it.

Eventually I decided to involve a visa agent (Thai national based in Munich, highly recommended). She seems to have a direct line to the consulate and sent them the missing document (they needed proof of residence).

I received my visa today (by email, go figure).

In preparation for the new LTR visa applications to open on September 1st, the Thai Embassy in Washington DC has published some information on their website.

They list their fee at $1600. At today's conversation rate, that's approximately 57,000₿

I find this incredibly unreasonable given the official fee for this visa is 50,000₿. I know embassies and consulates are notorious for giving bad exchange rates, but over $200 seems ludicrous.

At the webinar the BOI held last week, they said they were still in negotiation with immigration to allow people to receive the LTR inside of Thailand after pre-approval from the BOI. I sure hope they come to an agreement because that's definitely the route I'll take to save 7000₿.

Hello!

I'm in need of a rather specific 2019 update...

Has anyone here been successful in setting up a SMART visa for either 6 months (to get started setting up a company) or for 2 years once the BOI approved company has already been started?

My question is: How do I go about submitting my company for approval and secondly, in your experience, how long did it take from submitting your idea/company for approval and getting your actual 6 month or 2 year visa?

I am exploring options to build my next business in Thailand and the SMART visa seems to be the best course of action. Very much looking forward to hearing the experiences of others here.
