Im looking to buy a foreign freehold condo. Am I correct in that if its over 10M baht I can get an investor visa to stay long term?
Anyone gone this route? Any recommendations for a property lawyer to assist me?
I’ll be looking in Phuket for the condo.
Thanks 😊

TLDR : Answer Summary
The user is interested in buying a foreign freehold condo in Thailand for over 10M baht, inquiring whether this qualifies them for an investor visa for long-term residency. The conversation discusses the need for approval from Thailand's Board of Investment (BOI) for such purchases, potential alternatives to the investment visa, and the importance of hiring a qualified property lawyer for due diligence. Additional advice is provided on contacting the BOI for assistance and exploring various long-term visa options.
You must hold the investment, in your case the condo, at least 3 years. When you sell it you have to replace the investment by another investment or your stay is expired.
There is an investment visa and it does require a 10 million baht investment but if you are using a condo purchase then the purchase must be pre approved by the BOI and the purchase must be direct from the developer.
not sure it works quite like that, more likely you find a condo being sold by a developer then ask the BOI if they will approve it, but just a guess on my part. Better to have a conversation directly with the BOI, they are very responsive.
well you can go purchase expensive property without using a lawyer or notary to do the proper due diligence and tell me how that goes lol 🤣.
I own property in Canada and Mexico, I would never be cheap and not use a proper lawyer to look over everything involved when buying property!

You are talking about the VIP visa it's a 25k fee ( USD ) with verified income it's really pointless get a DTV over the elite. They do not accept investments stocks bonds as proof of income or requirement
the elite visa has nothing to do with investment. The BOI doesn't handle the elite visa program.

The investment visa is through the BOI, board of investment, and all investments, and condo purchases, must be approved by them. There is also an extensive background investigation that takes about three months.
