The extension stamp is not 90 days ... it's one year. Needs proof of marriage; financial proof; and 1900 baht.

Yes. They recently announced that condo owners can enter. But they added ridiculous financial requirements:

1. 500K baht in your home country account for six months

2. 3m in a Thai bank

Not true, You do not have to leave every 90 days if you get a Non-O visa.
