If renting, ask for the Leases to be in English. The leases have pretty standard clauses that are easy to understand, Usually, 6 or 12 month lease. Usually 2 months rent as deposit (if you leave early you will lose your deposit) plus one months rent in advance. Demand that the electric and water are at the Government rate otherwise you will be paying too much. Check the clauses to see if you are responsible for minor repairs and consumables such as light bulbs.

Mate. overstay can be much ,ore than a black mark. If Immigration or police catch you while on overstay, the result can be a lengthy prison sentence, expulsion from the Kingdome and you will be unable to enter Thailand for an extended time. Overstay should never be your option.

If you hold a USA passport then you cannot be on a Visa on Arrival.

To be a volunteer in Thailand, you need the appropriate visa. But due to abuse, by mainly Chinese nationals, Thai authorities have stopped issuing the visa. Who knows when they will start again but unlikely soon with so many Chinese tourists now entering Thailand.
