every country you go to expects you to know their laws especially one's around immigration. No country will spoon feed you what you should have already researched yourself

I highly suspect theyve bit off more than they can chew and it will end up like other systems such as Malaysias. Just a notification into an automatic system and that's it. No acceptance, no rejection. When you arrive if your passport flags an issue you'll get booted from the gate and sent to an IO manning a passport control station just like in Malaysia and other countries.

you can throw $20m at someone for land, you still won't legally own it. Right now as the law stand you cannot own land as a foreigner.

You can start a company and purchase through the company but the company needs to be legitimate and have actual need and proper use for the land, you are also very restricted on what you can do with that land through your company. The moment the government suspects foul play or someone reports foul play, it's gone. You don't get to sell it, you don't get payment for it, they seize it and you get a fuck ton of fines to pay on top of losing the assets.

Anyone who tells you, you can own land as a foreigner in thailand is talking uttershite. Even a lawyer (not looking to rip you off) completely shit faced up on Ya Ba will tell you it's not possible.

Even if you get a visa from an embassy you can still be rejected on entry. Nest to find a company that can get you through the airport without hassle

For a non-oa you need a full years coverage for just a normal non-o (retirement or marriage) insurance isn't required.
