maybe they have knives in the cutlery sets, give way to traffic approaching from the right at roundabouts, rather than stopping on the actual roundabout blocking ALL traffic, and when they hand signal to call you to them, it's the same as the rest of the universe, not the complete opposite, which actually means "go away" to every other human being. I don't know, just maybe.

can get them in Tesco, big c and Lazada for 500-700 baht for a 5 piece set. That's cheap compare to London.

top sheet ? You mean comforter, or blanket ? They sell bundles in Tesco, big c, Lazada etc. Often sold with or without the comforter. But individual fitted sheets are expensive. As are men's pants I've noticed. Like 120baht upwards. £3.00gbp for a piece of fabric in the country it's probably manufactured. Cheaper in London.

I would ask as to the type of business you have, and about your business partner, your reliance on that income and any other incomes. Some reality checks might be useful. I speak from first hand experience and I am still here by the skin of my teeth after having every possible problem blow up in my face and all at once. But I hear some peoples financial planning and I shudder. As my dad said to me, "halve your forecast income, double your forecast expenses and if the numbers still add up, then you can afford it". Of course we all want to roll into our graves having just spent our last few baht, but you don't want to be waiting to roll into your grave, having already spent your last bahts months ago.

retirement doesn't matter, unless your financial plan is restricting. Obviously you have a plan/forecast and thats working well for you. Not everybody's will allow a spare 10 million baht plus to buy property, while still generating retirement income. I wanted to live here, in a nice house, i had cash in the bank, it made sense to buy. I'm two years in now. I figure I breakeven in another 8 years, and it's all profit after that. Some days I do regret buying, mostly for the nonsense problems with the water supply (deepwell + rainwater) mostly with the pumps, poor electrics etc. And poor drainage. It's hard to find competent tradesmen that want to hang around for the work. Communication can be difficult. I would consider to buy another....
