are u coming in on a nonO visa or visa exempt? If coming in on nonO yes a one way ticket will be enough and once in thailand u can start preparing for the 1yr extensions but if u are coming in on a visa exempt (60days for 93 countries) it's best to have a return or outbound ticket
Using a agent is up to individuals no one can foresee how the immigration will act in a few years time....if u do already have a rhai bank acct I would say keep it alive and don't close the acct and keep the thai sim.....during covid I have kept both my thai bank acct and thai sim and it does make it easier for me when thailand reopens it's door

It's only for the first 2yrs once u swipe to the 65k method your 800k is set free if you are so calculative over the interest lost of the 800k why do u want to come stay in thailand in the first place? The lower cost of living makes it worth to lose that interest over 2yrs
If u do already have a thai bank acct u can apply for the initial 90days nonO marriage in thailand if u have more than 15days on your current entry stamp.....the reason most ppl apply for their nonO in their home country is because they don't have a thai acct which is almost impossible to open one without a long term visa...while applying in their home country they can use their home funds as proof
