TLDR : Answer Summary
To apply for a one-year extension of your NON-O visa based on retirement, you typically need a TM.30 address registration receipt and a rental contract. If your landlady does not have a chanotte (land title), ensure you have a copy of her ID card and the house book, as these may suffice for the extension process.

Is she is the house owner in the house book? If so you will need a copy of her ID.

Normally a receipt of your TM.30 address registration and your lease contract should be sufficient for the extension. If you don’t have a TM.30, you’ll need a copy of the housebook, rental contract and landlords ID-card to do it yourself before you apply for the extension.
