Do I need a rent contract of 1 year for retirement visa ( first application) or can be also for shorter time period?

Just asking because I haven’t find yet the proper place…

Just back from Pattaya Immigration for a new extension Non-O 50 plus, what did they ask me to bring, affidavit Dutch embassy, rent contract, copies passport, TM-7, bank letter(BKK) and first time copy social security and pension, tomorrow pickup passport after 2 pm, very friendly and professional service

Hi there, trying to find out if I'm on the right path ... ;)

I'm a german citizen, just turned 50, living in a town house in Bangkok with thai friends and currently staying on a 30-day-extension of my tourist visa, valid until december 4th.

I plan to apply for a 90-day non-immigration O based on being 50 years old in Chaeng Wattana later this week. I'll have the required 800 k in my thai bank account and will go to Bangkok Bank tomorrow to ask for the letter of proof of funds. As I understand I will not need any police or medical check. Just the usual copies and an updated bankbook from the same morning I apply.

Concerning the proof of adress, my thai friend has a rental contract for the town house where we're staying, but it expired like 3 years ago. do I need a copy of the contract to show immigration or is it enough if she - being the house master - just fills out the notification form for my place of residence, together with a signed copy of her ID?

hope someone here can advise me if all this sounds fine or if there are any issues that might cause a problem. big thanks in advance :)
