My understanding is, if you own the property and left Thailand for a short time then no,because you already have a TM30 and you're returning to the same address.

You get 60 days on arrival. So you don't need to worry.

A friend had the same problem in Hua Hun with a house he rents. It turned out the owner wasn't Thai and the house shouldn't be rented out, hence him not doing the TM 30. Good luck 👍

up until February it was easy, but since then I've personally heard of people having problems opening one. So I'm not talking nonsense. I live in Pattaya and hear so many stories good and bad.

You can only apply for your home country now. Non o 90 days visa and then when you're here get an agent to help with a bank account. All changed back in February 👍
