This post is proof you actually can do it yourself if you follow what the immagration office in your area wants. It's not that difficult if you are patient. How much was saved by not using an agent just because you can't be bothered understanding this process.

I never seen a requirement to have a rental agreement in Thailand. You are in another country when you apply got DTV. You get your accomodation when your approved and enter. Just submit without if they ask later book a night
