yes and 800,000baht in their bank, if you can open an account. That’s iffy today. Plus it needs to age for three months before applying for retirement visa.

plus the condo only is owned not the property. Property cannot be purchased outright by a foreigner. Even if you married a Thai and invested in a home. If they died, you have one year to vacate as you can’t own land. The house only. Must sell house and vacate.

6 months if you can’t provide a bank letter. The US banks won’t do that, but will print out six months worth of statements. Or if you have a mobile phone and printer, you can provide your own.

I’m sorry to disappoint and dash your dreams, but you definitely need to do more research.

You cannot work or volunteer in Thailand. You cannot own land either, for starters.

Only way you can earn money is work for an outside company, remotely.

I’m so happy you made this comment. People that make know it all comments, have no idea who we are as individuals. My friend a mistake here and there is human. I’m just glad you participate. For me my punctuation is lacking, always has. I just don’t grasp it well.

Congratulations on all your accomplishments, and your determination to push on. Naysayers go jump in the lake.
