Agree with

to stay in the old part of town near the church. There are some nice restaurants, cafes and a few bars. Getting to the consulate is easy. Tuk tuk from your guesthouse/hotel to collect visa, wait and take you to bridge 100 Baht (one or two people). I stayed at Joli Guesthouse and it was excellent.

Are visa runs to Mae Sai suitable for a Non-O visa, and is carrying 20,000 THB required?

My o visa based on marriage expires was for one year. Now I have to get 90 day extensions of stay. Isn't that kind of the same thing as a 90 day update?
