this is false, I have a non immigrant visa and was turned away so not all Non-immigrant visas work.

What the issue with trying to learn the language of the country you’re in? It should be encouraged. I never understood that.

no TM30 is not a certificate. 12 months should be enough, but I’ve had problems with my 12 months ED visa. Depends what visa you’re on.

I don’t care about Thailand, like I said Bangkok is a terrible investment which you are mostly referring to. Koh phangan on the other hand is 40% national park and almost unique in the gulf islands. Do some research why that is important in real estate…hint: when demand goes up but supply can’t more than a certain point….what happens? Yes I’m sure you understand. Have a good day 👋
