Hey everyone. I'm doing my retirement visa renewal this Tuesday at the Jontiem office. I have all the documents but here is the question. My leasing agent gave me a copy of the owners passport for the condo. Now should there be lines on it and his signature? This copy is just the passport photo page no lines or signature. Thanks

This pertains to Ubon Ratchanthani, just did my 1 year extension for Thai child and there have been a couple changes in the process. My wife had to fill out an affidavit, we had to get a friend or a relative to give a copy of their ID card and house book. Plus they were very specific about the photos, bedroom, kitchen, TV room, by front door of house, next to house number and a complete view of front of house. We had to retake the house number photo so it was straight on( could not be at an angle) and they wanted a wider view of front of house.

Hello, I am seeking expert advice on relocating my family to Thailand in June 2026. My children will be 17, 14, and 13 years old, and I am unsure about the specific visa requirements. Chat GPT suggested that the DTV would be the most suitable option for us. I plan to homeschool my children initially and later explore other educational options. As a remote federal employee, I anticipate continuing in my role abroad, but I am also exploring alternative employment opportunities. I am currently pursuing TEFL and Cybersecurity certifications. Although I do not have substantial savings, I expect to receive $100,000 to $150,000 from the sale of my house and additional funds from selling our belongings. However, I am concerned about meeting the income and asset requirements, particularly if the necessary funds are not available in my account at the time of application. I wont be able to sell my house till around March when it is closer to the time we leave. The price for a monthly rental here in PA will run us at least $5000 which is a lot so if i can stay here as long as possible I will. Can someone explain the financial guidelines to me? Will my current job count as income or my house as assets? Can anyone recommend a professional in Pennsylvania who can assist me with the visa application process? Hopefully I am making sense. How long to wait after a 90 day report to Chaengwattana by post before worrying?

It's now been a month since they received my report. No confirmation yet.

And does the online 90 day report system update for postal reports to show the report has been approved?

I really, really don't want to spend a day to/from Immigration to sort this out.

Hi, I’m getting ready to extend my visa for 30 days. After that, I need to figure out the best visa option.

To be honest, this whole visa situation is a bit of a headache. It feels like there isn’t enough clear or direct information online that outlines the requirements for each visa and where exactly to go.

It’s been frustrating so far.

Can someone tell me more about the visa options and also provide a physical address in Laos where I should go to apply for a visa?

I have money in the bank, but I’ve heard that I might not be able to access some of my own funds for certain visa types. Is that true? Do I just need to show my bank statements, or do I have to open a Thai bank account and go through all of that?

What’s the best option for someone who wants to stay long-term but also needs the fastest/easiest visa solution right now?

Hi everyone,

I'm currently in Australia and looking to apply for a Thai Non-Immigrant O visa as a step toward obtaining a retirement visa in Thailand. From what I understand, this is the correct path—please let me know if that’s not right.

I checked the Royal Thai Embassy Canberra website and found the following required documents:

1. Biodata page of your passport or travel document

2. A recent photograph (taken within the last 6 months)

3. A document showing your current location (e.g., utility bill or driver’s licence)

4. A letter of qualification endorsement issued by the Thailand Board of Investment (BOI) — This letter is only valid for 60 days and must be applied for via [[members only])

I’m a bit confused about point #4. Has anyone here applied for this BOI qualification letter? What exactly does it involve, and how do you go about it if you're applying as a retiree (not under a business or investment category)?

If you've gone through this process, I’d really appreciate it if you could share your experience or walk me through what you submitted and how long it took.
