If the house owner will not file TM30 you need to contact Immigration Office for advice. You won't get an extention if you are not registered at an address via TM30

Nadia I'm sorry, people are right when they say you can't easily do what you want to do, to live in Thailand. You might find jobs as English teachers if you get a TEFL qualification, but teachers are not well paid here.

Mate, it's so easy to DIY a holiday in Thailand. But yes with a UK passport, just rock up to be stamped in for 60 days with no charge. And if you decide to stay longer than that, just go to an Immigration Office and pay 1,900 baht (cash) for a 30 day extension. Or, if you fancy a short (or long) trip to Laos, Cambodia, Malaysia or anywhere else (check prices they're CHEAP!) then come back to Thailand for another 60 days free

Also fair to say that, if you've used an agent to put 800k on your account for 4 minutes, you won't get another extension without also using an agent. Reason? IO looks back to make sure you kept it there for 2 months after renewal and finds you didn't fulfil this condition of the previous extension

It seems to differ from office to office. In Jomtien they want to see an affidavit from your country's embassy in Thailand, confirming the amount of your pension. When I asked about an alternative, because I know the UK embassy will not provide this, I was asked if I had 800k in the bank. So, whilst I'm told you need to provide your bank passbook with the pages made up, showing international transfers of 65K every month, in reality this is not relevant if you can't get the affidavit from your embassy 🤷🏻‍♂️. So Brits (and I guess others) don't really have a monthly income option to qualify

Landlord/home owner has a legal obligation to report a foreigner staying, within 24 hours. But if they don't, better it's done by you than you get into trouble for it. The Visa holder has to report where they're living every 90 days
