when using SWIFT, does the money get transfered and deposited in my thai bank as US currency? Or it gets automatically exchanged to thai bhat?

I am going through the same process and I plan to use the International SWIFT system to transfer the 800k. This in an international system I think and your bank should have it too. You will need some info from you bank like name, address, account number, etc. Anotherway is to get an international visa cars, in my case in Canada I have the passport visa, and if you have a bank account in Thailand, you can walk to the bank and start daily transfer large amount from your visa into you thai account assuming you have a good limit in your visa. Using your phone bank app (mobile banking), you can at the same time pay the visa from your main account to allow more room in your visa for more transfer. Thai bank charges 250 bhat for each transaction and your bank should charge zero, the exchange in this process is really good in my case and with my bank. Check yours 1st, it should be close to market exchange rate.

Beside the 1 year lease, you will need the residency certificate to open a bank account. So I suggest get short term rental and start the process with the bank and go from there about doing a 1 year lease.
