I did the Full Monty in April this year its possible, do you research for condo in advance! If you are lucky as I was the realtor you deal with here can also "help" with the visa and bank account stuff! Not sure about the stuff with needing a us address, no one will check. yiu will need a tm30 though! If you have a contract to buy a condo and a receipt for the deposit, immigration and the bank will accept this. You are going down the easy path but have all your ducks in a row.

keep trying at other banks, if still fails use an agent, be aware Thailand is enforcing its laws but not consistently.

No, you need a bank account to draw the bankers draft against. Also be aware that if u want to sell and repatriate your money you will have to prove where the money came from.

I am uncertain how u would pay for your condo. When I bought mine I had to provide a bankers draft. Some how, I am told, people are opening bank accounts without visa.

yes Gareth, that's the point if you are marginal on time at that point and there is a que at immigration air side then could be an issue, why take the chance when its easy at downtown imm.

You can get it at the airport but what if it makes u late for your flight and miss it, I got one at immigration took 30 mins! when u gate back get a new tm30

BS! Why would a foreigner choose to retire in a country which will impose a tax bill higher than their own country! Same for a foreign investor! For example a UK retiree on a state pension will pay zero tax in UK but will pay approx. 10% in Thailand!

I am not an accountant or tax consultant, so do not act on my "opinion". BTW I think Thailand will commit financial suicide if they implement this new tax law.
