I hope you realise that there is just a slight fly in the ointment, if it’s income from renting your house in the UK you will have to pay income tax in the uk on that.

I personally feel as if it shouldn’t really be necessary if you have filed a 12 month property contract with immigration. It almost makes you feel (not from personal experience) as if you’ve been given an Asbo and an electronic tag, or maybe it’s just me and not being use to it coming from a country (UK) were immigration control is none existent 😂

Jason, I am from the UK and have been through this process. Hopeful I am correct in saying, but you can get nearly two years out of your O-A visa before you have to meet the financial requirements in Thailand and have to apply for an extension of stay. Your original O-A visa will be valid for 1 year, (with 90 day reporting) and when you exit and re-entre the kingdom (before the use by date) you will receive another stamp for 1 more year, so therefore effectively you can get almost 2 years from your original visa. Not forgetting that if you leave the Kingdom in the second year you will need to get either a single or multiple re-entry permit.

Thanks Robert, so I take it that I have to transfer the required funds into a Thai bank account 2 months prior to applying for my Extension of stay towards the end of year two (as long as I’ve been out and back into Thailand to get the 2nd year)

I am using PetAir Uk gold service to transport my dog who do all the paperwork, import and export permits etc and my dog has his passport with his rabies injections etc.

So on my first day I have to report to immigration in Lopburi and give them my address in Lopburi and then report every 90 days after that.

What is the most efficient/cost effective way to leave and re-enter Thailand to renew my visa when it’s getting close to expiring. By land or air and which is the best way of doing this?

Hi Ivan, I tried every bank in November, the Kasikorn, Siam and the Bangkok bank, and several branches of each but no joy, they all wanted a 12 month visa, which is why I plan to get my visa here in the uk.
