good morning all,

i have a dilemma id appreciate some advice on. so i applied as a remote worker which i am but the salary is pretty much on the low end. the way i support myself comfortably is through rent from two properties. initially i did not include info regarding the properties, and i am being asked for additional info on payslips, examples of my work etc. while im going to upload everything i m asked for im planning to include info about the two rental properties in the financial section. would this be a problem since they re not payslips?

Hi everyone,

I'm preparing to apply for the DTV (Destination Thailand Visa) and would appreciate your input.

I currently work remotely for a company based outside of Thailand, earning around $1,000 USD/month.

In addition, I receive $2,000 USD/month from renting out a property in my home country.

Both sources are well-documented — I have a work contract, bank statements, and a rental agreement.

I also meet the required bank balance of 500,000 THB.

👉 My question is:

Will this combination of income (remote work + rental income) be viewed positively by the embassy?

Specifically, does the rental income help support or strengthen the application?

I own a house that’s used purely for rental income. I also have a small business as a food consultant but that’s been pretty much on hold for years and didn’t make any money.($50/month max)

How could I make this qualify for the DTV expat visum?

I’m curious about if I’d qualify for a DTV visa, I do not work online but own rental properties. Would this be considered for making income outside of Thailand? Or would it be best to apply for a DTV visa for language? I’m interested in learning Thai!

I am new here, so maybe something similar to my question is asked before...

I wanna get a DTV visa. From my work they wont allow to work abroad. I can get unpaid leave.

But i own 3 buildings which i rent out. Besides that i do some financial business (giving loans) on personal base, no company. Is this enough to get a DTV visa?

Maybe a bit off topic but I obtained a Non O retirement visa last year and 2025 will be my first full 12 months as a resident of Thailand. I’m Australian and receive superannuation and other investment income, as well as rental income from my Australian property. My Australian bank is requesting I update my taxation and citizenship details by early July as required by the Australian Taxation Office. Of course I have a tax accountant in Australia but I’m sure other Australian members of this forum have already been down this path and grateful for any comments or advice.

Hello everyone,

I’ve been following the posts in this group for the past few months and have gathered a lot of helpful information. However, I still have a specific question and would appreciate your advice. What would you do in my situation?

Key Information:

1. I live in Europe, in Country X (my home country), but I am employed by a multinational company in Country Y (also in Europe).

2. I manage three personal bank accounts:

* 1x in Country Y: This is where I receive my salary from the company and keep most of my savings.

* 1x in Country X: I use this for paying a few expenses, mortgages, and receiving rental income.

* 1x Revolut account: Connected to my bank account in Country Y, primarily for personal expenses. I pay mostly everything with Revolut.

3. I own two companies in Country X:

* Company A: I hold 100% ownership, and it deals with IT projects.

* Company B: I have a 25% ownership stake, and it is a gamer product brand.

* I do not withdraw money from these companies in an “official” manner, so there are no personal transactions attached to me from them.

4. I own two rental properties in Country X and earn income as a sole proprietor, which is deposited into my bank account in Country X.

Question:

When submitting the application, what should I include?

Should I list everything (main job + companies + rental units), or focus on just one aspect?

DTV Visa Approved

London embassy. Workcation. Rental Income.

Sharing in the hope that it might help others.

My situation:

Been living in Thailand just over 2 years, on Tourist visa(s) then Education visa.

Arrived back to UK on 2nd December and submitted visa application that night. Approved Sunday night, 8th December.

I have 2 rental properties in Scotland and I do a mix of renting long term and short term through Airbnb etc. I am living off my rental income and some savings.

Documents submitted:

Usual required docs, passport etc

4 months bank statements

3 months of Earnings reports from Airbnb

3 booking confirmations from another agency

Landlord registration

4 years of tax accounts

Cover letter stating my situation

Cover letter from my Thai girlfriend confirming I will be living with her, and included her rental agreement

Initially I submitted all the above combined into one pdf, in a good order, with my Cover letter first. A few days later, I had a request for further documentation which I found bizarre as it was requesting docs I had already submitted. So I just broke up the pdfs and submitted them again separately as requested, my tax accounts, my Cover letter, my "professional portfolio" being Earnings reports and booking confirmations.

In my Cover letter I stated my duties, which are communicating with guests / tenants, updating my calendars and prices, taking and lodging deposits when required, Liaising with cleaners for changeovers, Liaising with maintenance people when required. Etc.

I included the Flight number of my desired flight, not booked yet.

Hello!

I work seasonally (May - October) so I'm unemployed currently (until May 2025) but I also have a rental property which I can show income for for the past couple of years.

I also have much more than the 500,000 baht needed in my bank account and have for years.

Is this enough to be considered for the workation option for the DTV? I'd rather not sign up for classes as I like to travel around thailand during my 6 months here per year.

Any advice will be greatly appreciated!

Hi Guys

Can I apply for the LTV visa. I have assists of the required amount in real estate but not income.

However I will be renting my house out and will have income from rent.

I am over 50 years old

Best visa to apply for ?
