i am confuse about your explanation. I don't say any work permit. What i mean income tax. So what does income tax have to do with capital gains ? And i also don't mention any investment purchasing real estate. If you understand my text, i only mean income tax from renting out the condo.
are you sure ? Which one is wrong the visa regulation or the discussion about renting out condo ? So you mean every farang with condo can rent out the condo withouth paying tax and also for short time ? Than, tell people the right version.
What do you expect with TR ? It can only be extended once. And you get it already. Total 90 days. I can quess why you don't get the copy of the blue book. That is because you rent from someone who own the condo with foreign name. And only allow to rent it to long term renter (min. 1 month). And such people is prohibited to make money in thailand withouth having balance sheet to pay tax. And they don't care about visa hustle of the renter. And they will pay fined if they don't report the checkin of the renter to immigration office within 3 days i think. So next time rent from someone who own a condo with company name.

Phil Jones , but what happen with you might not always happen to other people. Do you know how many banks institution we have in this world ? How many type of credit cards exist ? And do you think every bank call their customer for every transaction ? How many security systems of different cards ?.
