What should I do if I can't provide a blue book when extending my TR-60 visa in Thailand?

Good day. I had big problems getting my 30 day extensions (we have TR-60 Visa) because I could not show the blue book from the landlord where I live. We rented a house from a europan guy longterm, but immigration will bot accept that. What can I do in that case. They told me that they extend it now, but next time not. I cannot get the blue book for sure.

What do you expect with TR ? It can only be extended once. And you get it already. Total 90 days. I can quess why you don't get the copy of the blue book. That is because you rent from someone who own the condo with foreign name. And only allow to rent it to long term renter (min. 1 month). And such people is prohibited to make money in thailand withouth having balance sheet to pay tax. And they don't care about visa hustle of the renter. And they will pay fined if they don't report the checkin of the renter to immigration office within 3 days i think. So next time rent from someone who own a condo with company name.

i am confuse about your explanation. I don't say any work permit. What i mean income tax. So what does income tax have to do with capital gains ? And i also don't mention any investment purchasing real estate. If you understand my text, i only mean income tax from renting out the condo.

"income from renting out condo" is a capital gain. And as I said, foreigners can pay capital gains tax on real estate (rental property income) income the same way Thai people CAN pay taxes...

are you sure ? Which one is wrong the visa regulation or the discussion about renting out condo ? So you mean every farang with condo can rent out the condo withouth paying tax and also for short time ? Than, tell people the right version.

Foriegners pay taxes on capital gains the same way Thai people do. You do NOT need a work permit or any visa to invest in real estate in Thailand.

IF you are using Bangkok Immigration, you can self-file a TM30.

"This is the way you need to fill out the TM30 form if you are filing with NO documentation from your land lord

Your name goes at the top of the form, your address goes under it, then your address AGAIN as the address where the foreigner lives.

In the blank area at the bottom left hand side of the piece that they will tear off and give back to you write your address again.

On the second page (the table) put all your information.

You sign BOTH forms on the signature lines. Print the forms correctly. the first page is portrait orientation and second page is landscape orientation :O

Make copies of;

-lease

-data page of your passport

-visa (if you have one)

-extension (if you have one)

-entry stamp

-TM6 departure card

sign the copies of your passport stuff.

This is a way to file a TM30 in BANGKOK without any information from your land lord at all. <- (meaning you don't need their i/d, their house book listing, a power of attorney form with the 10 baht in tax stamps).

AFAIK: this ONLY works in Bangkok but I can say with 100% accuracy that it does work (y)"

IF you are not in Bangkok, then one way to get around the TM30 is to spend the night in a hotel, and ask the hotel to print out a copy of the TM30 they submitted. Virtually all hotels submit the TM30 as required for law.

Move... I had this problem with foreign landlords... It can be a pin in the arse depending what visa/extension you're applying for. I moved house in the end.

If the owner of the property has not filled in a TM30 for you at that address they are liable for a fine, you maybe asked to pay the fine on their behalf at immigration.

Can you get a lease agreement from the person you are renting from. If not you might consider moving as you need to prove where you are staying

, blue book shows who lives on that address. Every foreigner can have also the yellow book but not as a tourist! You can own a house and lease the land for 30 years. You can own a condo if 51% of the building is in Thai hands!

Firstly the TR 60 day visa can only be extended for 30 days once, not twice, or anymore. You can change to a different visa/extension, but that particular single entry tourist visa can only be extended once for 30 days.

we were at samui immigration yesterday and they said we can extend the 60 day visa for another 60 days even though we have already extended 30 days once.

that would be under the unable to return because of covid-19 right now, and is different. There is a form, and different requirements.
