I am assuming they wouldn’t have receive an email in the first place if that was the case but the landlord doesn’t seem to understand how the system works

your landlord should register you online and send you a screenshot of the registration as proof. it looks like they created a new account for their property and sent you the confirmation email where they ask you to change the password and where you can register yourself, correct?

for the 65k monthly it depends if your embassy do deliver a letter of confirmation. If they do, you need that letter, if they don’t you need to show 1 year of bank records with at least 65k transferred from abroad every month for the last 12 months (in a thai bank account in your name only)

I have one of those in Phuket, the 800k must be in a Thai bank account, in your name only, 2 months before and 3 months after you get the extension (400k min the rest of the year)

I was thinking about using the monthly income solution for next year because blocking that much money is financially idiotic but I am French and my consulate still gives letters afaik, so... not sure what to do now 😓

as far as I understand the TM30 is to be filed by landlords while the TM28 had to be filed by the foreigner, the TM28 has been scrapped and anybody can file a TM30 I think. I understand some immigration offices (like Phuket) don’t require that you file it every time you come back to your main residence but not all of them

it’s not a lot of money and my country don’t ask me to declare it. As far as I understand how the US system works you’d have to report any bank account anyway
