You can have a 30 year rolling lease x 3 ( 90 years) if you buy new or take over a lease. Fre3hold as stated will have to be Thai owned or Thai company owned (min Thai is 51%)

I keep my old UK bank, added Wise account which has a UK address too. Transfer sterling to Wise, convert to Baht and then send to you Thai account. Works like a dream.

Every transfer to Wise can be automated, conversion automated and even to Thai account automated.

Get her to be seen to fund it as a holiday and apply for a tourist visa quickly. You will have to book flights and show hotel or family residence

lucky, normally at least a rental agreement required as you can get a TM30 by staying in a hotel.
