I did my own passport translation and certified myself, which was accepted by my Amphur. I had to have an interview though to make sure I was a 'fit and proper person' to get a YB

pretty sure that's not the same thing. Electoral register is only for residents and only for those over 18. It also doesn't prove nationality or provide birth details. Many countries have a central registry, particularly where they issue national id cards

Quite a few people pay for the Elite Visa, even though they can obtain a Non-Imm Visa by way of retirement or marriage. Horses for courses

It may or may not be the same for Non-B (I don't know the requirements), but for what it is worth, as soon as I hit 50, I went to immigration to convert my Non-Imm ED visa extension to an extension based on retirement. This was at CM (Promenada). Initially, they refused to do it ('you have to leave the country and get a new visa Sir'), but I stood my ground and after checking with a more senior person at immigration, they accepted that it was possible, and I got it done. I had to cancel my ED extension and then just apply for a new extension based on retirement rather than education.

I wasn't disagreeing with you. I was just pointing out that although they invariably accept the income affidavit at face value, they do have the right to request to check the supporting documentation. As always, it is easier to take additional documentation to immigration and not need it, than not have it, and possibly have problems (e.g. if the immigration office is not nearby your home and/or you have left extension until the last day etc.)

Although in practice, they don't ask to see the supporting documentation, they do have the right to ask. I always take my supporting income documentation with me just in case, but as mentioned for Brits, we are required to provide some evidence in support of our statement for the Embassy.

The obligation may in theory be on the landlord, but if you can't get a visa extension because you(r landlord) haven't filed one, you might not be feeling so smug. In BKK, this apparently isn't an issue. In CM, however, it is
