The process buying private is a little involved and can go sideways.

I've known a couple nightmare private sales.

It is easier to buy from a dealer who handles the transfer, inspection etc. For you.

And if something isn't right you have recourse.

All you need to supply is your passport and a residence certificate.

ALL foreigners require a valid stamp or visa to be legal in country.

Children under 15 yrs. will not be fined, detained or deported.

They are safe to be here.

They also cannot convert or get a visa of any kind while here on overstay.

Yes they will get an overstay stamp upon exit, that's it.

It's a generous grey area.

your accommodation should have registered your address within 24 hrs of your arrival.

Hotels usually do it automatically.

If you are staying in a condo ask the landlord if they did.

If you are not registered you may have to do it yourself.

With all the owners ID and property ownership Information and a power of attorney to allow you to register yourself.

Hopefully it has been done for you.
