Robert, read again. The financial requirements can be met now, but who knows about the future (and if not the Non Immigrant Visa is obviously not an option, hence the question no. 2 about going back to METV).

I know there are no guarantees and that the future is uncertain ;-)

Are the "systems connected"; I mean, can Immigration see that one has a condo lease?

And again, the stamps in the passport would show, that you're only in Thailand around 5 months per year...
