The only thing that is close to correct is 2 times visa exempt per year via a LAND border.

You can go in as many times on visa exempt by flying.

Buy a refundable ticket, rent a ticket, or make a booking where you can pay in cash where the airline gives you some time to go pay for the ticket

Yeah also at the border you can also be expected to be asked those 3 proofs (particularly if your travel patterns look like you are spending a lot of time in Thailand)
