Hi Guys

Can I apply for the LTV visa. I have assists of the required amount in real estate but not income.

However I will be renting my house out and will have income from rent.

I am over 50 years old

Best visa to apply for ?

Just a post about the confusion that some may have over the term ā€œretirement visaā€. There is actually no such thing - even though itā€™s referred to by immigration and physical stamps say as such.

There are 4 different types of ā€œretirementā€ visas. None are based on the fact that you are actually retired. I donā€™t recall the actual literal Thai wording for it but itā€™s something along the lines of ā€œVisa for waiting out the term of your lifeā€. Probably the reason they use the term ā€œretirementā€ as thatā€™s way more politically correct.

The visas are based on you being over 50. Whether youā€™re working overseas or not is irrelevant. If youā€™re over 50 you can get a retirement visa. You canā€™t work in Thailand off of one.

When using the term ā€œretirement visaā€ itā€™s critical that you actually state what visa you have or what visa you came in on if you already have an extension for us to give you accurate answers. Do you have (or came in on) an LTR, a Non O, a Non OA or a Non OX? Most answers would be specific to which one you have or had.

Some require health insurance, some require 90 day reports some donā€™t. Without knowing the original visa entry itā€™s impossible to give correct advice.

Some questions about the O-X visa.

If I apply from my home country, the funds can be in my Canadian bank account, correct? Also, can these funds be in investment accounts held with a bank? Or does it just have to be in a bank account in cash?

Also, in that these applications are all e-visas now, do you actually have to be in your home country to apply, or just out of Thailand?

Any help is appreciated.

Hi Folks,

My wife and I are planning to move to Thailand next year when she is 50. My understanding is that I can piggyback off of her application since I am not 50 yet. Is this correct? And if so, does the same rule apply across the different types of retirement Visa.

Also, for the O-A or O-X Visa, is the 3 million baht bank deposit requirement per person, which means, my wife and I will need a combined of 6 million baht?

Hello beautiful people! I am a Canadian citizen who is interested in living in Thailand for the long term. I am seeking advice on my visa options.

I am approaching 50 years of age, so it opens up the O-X visa option. My question about this visa is, it is renewable after 10 years? Or do I have to plan for some other visa type after the 10 years (2 increments of 5 years) on this visa?

Similar question for the LTR visa option. I would qualify for wealthy global citizen options ($1m net worth, $80/year income for 2 years, $500k in investment in property). Is the LTR visa renewable after 10 years (2 increments of 5 years)?

Basically, I want to own real estate in Thailand and call it my long-term home. The elite visa is a chunk of money but if that's the best option for long-term stay, I would use it as the last resort.

Hi guys, could you please comment on this?

I am looking at this O-X (or O-A) visa and in the Sydney Thai Embassy website states that:

Proof of adequate funds

- A bank statement in the past six months showing a deposit account with the minimum fund of AUD 150,000 or an income statement with a monthly salary of AUD 5,000

Does it mean that if I provide a bank statement and/or my pay slips with a monthly salary of AUD 5,000 this part of proof of adequate funds would be ok?

Tod /readers. I arrived last week on my O-X visa into CNX for the third time into Thailand. They limited my stay to the duration of my insurance this time - less than 12 months. I queried it but they would not reconsider. It wasn't the place nor appropriate time to argue - lots of people behind me.

Today I went into Chiang Mai Immigration to get the 'admitted' date corrected. It is our responsibility to have the correct dates and I want to get the correct dates on subsequent trips.

The Immigration Officer took a very pragmatic approach. He said it take too long to resolve here, it will be quicker to go to CNX Airport Immigration to get fixed, they own the stamp. He was correct. You only had to see the crowd at 10 am - got the O-X visa to reduce paperwork.

CNX Airport is within walking distance. The office is a slot in a wall, not a front desk - don't be off. They took my passport, asked for my insurances and I explained the admitted date was incorrect. I was lucky in a way, had five-years on both my earlier entries, so they knew they had a problem.

They took me into the immigration booths to check my file and to check what it should be. One officer wanted to argue it was correct, but the others supported me.

They concluded that the correct date was the first original date, when you first entered Thailand as Tod Daniels has previously said. It my case that date matches the 'valid until' date on my visa. So I am now admitted until May 2027.

Can I say, that at all times, the Immigration Officers were very pleasant to me. They want to make sure it was correct as much as I. From my experience, I suggest you return to CNX Airport Immigration at a convenient time (around 10am after the morning international flights have been cleared seems good) to fix any O-X admitted date issues. No need to be argumentative, just say its incorrect.

On the way out, the Immigration Officer said something very interesting. They said once my five-year visa was up (May 2027), they would stamp my passport for another five years. I remember when I first researched the O-X visa, it was to be in 2 five-year tranches. Tod Daniels have you heard anything or perhaps I have missed the chatter in this group?

I am currently on my first O-A visa, and it expires in January 2024. I know I can renew / extend it for another year, but I cannot see the cost and whether I can continue to renew indefinitely? I return to Perth Australia next week for a daughters wedding, and will be there for around 5 weeks. I am wondering whether it might be better to apply for an O-X visa from the Sydney embassy while I am in Perth? This would in theory give me at least 10 years (5+5). I like the fact that my money can stay in Aus, like with the O-A, where it can earn interest. Can the O-X be further extended, or do you have to start with a new visa application? Any advice would be greatly appreciated.

Hello group! I have a question regarding the O-X visa. But first a big thank you to all the knowledgable people here - your advise in invaluable!

I am German , over 50 years old, and interested in the O-X retirement visa, either applying in Germany or with application in Thailand. I read the requirements on both the Frankfurt Consulate page (consulate for my region in Germany) and the Thai government page. They both don't differ much, in particular with the financial requirements. I am still not clear on monetary requirement in year 3 and after of this visa. The relevant information states (on both websites Germany and Thailand) clearly that one needs to have 3 Million THB in a Thai bank account at time of application. It also states on both pages that:

"- Stay permit of the Non-O-X visa holders may be revoked due to following conditions:

1) Foreigners do not have financial evidence as per stipulated by above qualifications such as:

- The sum of money in the bank account is less than 3 million Baht at the end of the first year of stay period in Thailand.

- the sum of money in the bank account is less than 1.5 million Baht at the end of the second year of stay period in Thailand, and/or the money in said account was spent outside Thailand."

My question is what happens after the end of the 2nd year? Do I need to maintain the 1.5 million throughout the validity of the visa?

In other words, what are the requirement for the annual check at immigration after year 3? I was not able to find anything on this, nor any report of someone with this visa. If anyone in this group can shed some light on this, I would be very grateful. Thanks much!

For those that are in the same situation. I carry a US and a UK passport. Is one or the other better to use when applying for long term or retirement visa for Thailand.
