How do you verify a rental apartment in Thailand before you fly?

Renting remotely in Thailand and keep running into the same problem: listings look great, reality doesn't.

Last example: "High-speed WiFi" in Koh Phangan turned out to be 8 Mbps on a shared line. Couldn't hold a video call. I had to work from a café or coworking space the entire time.

What would you want checked if someone visited a place for you?

Hi! For those on a DTV, are you renting an apartment on 6 month lease? Or do you rent for 1 year and do a border run?

Just looking for advice since the DTV is 180 days; also any advice on finding a place to live would be appreciated. Thanks!

Recommendations please on if it’s better to get a 12 month rental and get a cheaper rate or pay a bit higher rent per month and just go for a 6 month rental and have the freedom to move if things change ? Thanks 🙏🏼

When I arrive it will be Visa Exempt and I'll be moving to a retirement visa.

Would there be a problem if I don't have a TM30 during the first couple of weeks while I'm looking at long term rentals?

Hi guys. I will be heading to phuket in Early July and wanted recommendations for places to rent for 6months. Iooking for a lively upbeat area but not too swamped. Good view and bright windows close proximity to any of the beaches. I was looking at Kamala but it seems a bit slow right now so I’m open to suggestions.

Around $600 to $1000 monthly budget.
