Is a TM30 necessary when applying for a retirement visa in Thailand, and what should I do during the initial weeks?

When I arrive it will be Visa Exempt and I'll be moving to a retirement visa.

Would there be a problem if I don't have a TM30 during the first couple of weeks while I'm looking at long term rentals?

I rented a condo dec/jan/Feb,sent the landlady a picture of passport and she sent me a picture of tm30 no issues at all and no cost to me

I find a lot of condo agents charge you 300 baht to get you a TM30 which surley they should be doing anyway.

My condo owner issued the TM30 with no issue. Of course I told her I would require the TM30 as part of the lease agreement

If you're staying in a place where for some reason a 30 is not filed for you, it's no problem. You will only need to get one done right before you actually go to immi.

requires more documents. Police report, medical certificate, proof of Thai accepted insurance, financial bank statements, etc Not easier in my opinion.

Your opinion might be different to others' requirements as different Consulates/Embassies have different document needs

Sean Campbell Not for the 3 month Non O obtained outside Thailand (you are talking about Non O "A"). In UK it was very easy to obtain online. As soon as you get to Thailand open a bank account, put in 800k Baht and after two months extend your visa by 12 months for 1900 Baht. Or same through an agent for 8K+ (excl re-entry permit). Agents also have options without depositing 800k but I wouldn't recommend it.

with a non o acquired before travelling are you required to do a border run every 90 days or visit immigration?

no, but after 2 months you have to apply an extension for 1 year and the 90 days can be online or at immigration office

Unless you're sleeping on the street, you'll have a TM30. Each hotel will be asking you for your passport so they can file a TM30 for you.

Or if you're staying at a private residence, the property owner is responsible for filing your TM30.

Nobody will mention it, since all hotels do it for all guests, it’s only when staying private, the houseowner isn’t aware that they shall do it for every foreign guest to their property.

Places you stayed at? I’ve always been TM30 reported wherever I’ve stayed in Thailand. Wether a hotel, serviced apartments or a home stay. And never had issues getting a screenshot copy

Multiple stays at GCP 55 Sukhumvit & GCP Ratchadamri, Hyatt Regency Bangkok Sukhumvit, once in Phuket, once in CM, and multiple stays in KK at Avani and once at the Pullman. The only place that did mention it was in the town in Chon Buri for 2 nights. All on visa exempt stays.

i think your misunderstanding what tm30 is. There is no reason they would mention it. You only need to ask for a screenshot in case you need a copy for immigration.

they don't mention it. They just do it. I'm sure hotels have many other processes they don't mention to you as well.
