My experience a few years ago in Chiang Mai was same day, yet the immigration supervisor was willing to accept looking at my online bank account to verify I indeed had the money in my bank on that day of application. Yet I was reprimanded and told the correct was to have the bank letter the same day.

also one may consider instead of coming in visa exempt to come in with a 90 day non-o and then convert this to 1 year visa extension. The point is there are several options. There is not one best answer.

while I believe your solution may be the best way. It is not the only way. There always is the option when applying for your visa or extension to have it expire less than 365 days, so your anniversary date coincides with your ideal renewal date.

people often confuse non O-A visa and a visa extension. And I am not 100% clear in this, but I can tell you, I had a 1 year O-A retirement visa and I never had to do a border crossing, I simply do a 90 day report. Presently, I have a O-A Retirement Visa extension and I do not need to do border runs, I simply need to report every 90 days.

I am no immigration expert, if you want a definitive answer go to immigration specialists. That said, It’s hard to respond to this question without smiling if not LOL. I am sorry, but this is funny. People sign one year leases all the time and only are here a few months a year. Relax.

Arriving at the airport and reporting to immigration are two different events. Yes, a bit strange, but it’s their country. And yes, it’s the Landlord responsibility and yet we often get fined nevertheless. Why fight it, just go to the immigration office within 24 hour of arrival.
