I have just heard of this rule where if you leave the country on a re-entry permit you have to notify immigration within 48 hours of returning to Thailand.

Does anyone know about this? Does it matter if you have previously notified then that you are the owner of a property here? Or better yet why?

TLDR : Answer Summary
Upon returning to Thailand with a re-entry permit, expatriates are required to notify immigration about their whereabouts using the TM30 form, ideally within 24 hours. This regulation applies to both long-term residents and those who may have a defined visa type such as an educational or non-immigrant visa. The enforcement of this rule may vary depending on the immigration office's strictness in different regions, such as Chiang Mai or Bangkok. Many expats report that some offices are lenient, while others are strict and may impose fines for non-compliance.

The Sungai Kolok or Taba border officers have never given me any shit for not filing the TM30 form after returning to LOS.
William *******
In Chiang Mai just bring your previous TM30 to immigration within a couple of days of your arrival back to be stamped. It's valid for the length of your visa. No need for a new TM30.

@Mark *******
Yes if you obtain a new visa you will use a new TM30.

My visa expired several years ago...so there is some confusion over teminology

@Mark *******
My mistake,I meant to say that the TM30 can be stamped at immigration upon every entry into Thailand without applying for a new TM30,i.e. The TM30 can be used over and over until visa expiration date.

@Mark *******
Immigration at the Promenade Mall in Chiang Mai told me the that when I apply for another nonresident O visa after the current visa expires that I will need a new TM30.
Mark ********
Original tm30 report is valid for the length of your stay in Thailand at the registered address (so need to re-register if you move). Nothing to do with your visa or extension of stay

I am in Chiang Mai. Can anyone tell me what their practice is for requiring TM 30 after reentry?
Mark ********
If you left Thailand and re-entered then yes as you get a new departure card with a new number which needs to be updated. Why it needs to be updated is another question...

@Mark *******
, would this apply if walking across a border and back in? Mae Sai, for example? Basically out of the country for 20 minutes.
Mark ********
Need to file after returning from abroad as this links the new TM6 departure card number received on re-entering Thailand with your existing TM30 registration

@Sooi **************
, then don't worry about it at all, because the bangkok immigration office doesn't care in the least if you or your land lord ever filed a TM.30 form

If the immigration office you use is hard core about the filing of this form yes.

It is the TM30. You are required to submit it to immigration 24 hours after arriving or moving from one place to another. If you are in a complex or hotel they usually do it via the online processing.

(Should get a print screen just to save yourself the fine) or if it is your place or the landlord does not want to submit it you get the form and take it in yourself

It is a pain in the ass that if you are a tourist you can ignore but if you are a long time visitor it pays to take care of

Arriving at the airport and reporting to immigration are two different events. Yes, a bit strange, but it’s their country. And yes, it’s the Landlord responsibility and yet we often get fined nevertheless. Why fight it, just go to the immigration office within 24 hour of arrival.

Poor choice of words on my part.

I wasn’t trying to fight it or even complain about it. I am just simply inquiring about it as I just recently heard about it.
Len ******
What a load of rubbish some people think,you are stamped in for 90 days when you enter
Robert *******
Some people get stamped in for 90 days, some even for 1 year. It all depends on the kind of Visa.

Telling us where you are in thailand would give people a chance to provide better advice.

OR you can go to your immigration office and ask how hard core they are about the TM.30 (alien in residence) form.

thank you very much.

@Sh***
, the good news is the Jomtien immigration office is allowing people to file a TM.30 when they show up for an extension, or 90 day report, etc without fining everyone.

I don't know how they decide who to fine or not, BUT they're not fining everyone out of hand.

I'd say if you were out of the country and return back to your condo, go to the immigration office within 24 hours and file a TM.30 or have the update the one you filed previously.

I live in Pattaya and I own my condo.

The TM30 is done by your landlord not you.
Mark ********
I file my own TM30 for myself

@Tod ********
anything possible at immigration

believe it or not, MANY immigration offices will fine the foreigner for failing to file a TM.30.

Their reasoning is once you rent a place you become the possessor of it and are thereby obligated to file a TM.30.
John *****
Really depends where u are....
Damian ******
In jomtien immigration yes or pay 1500 baht fine
Fernando ********
before i pay 1000 Baht fine for re entry
Robert *******
Some Immigration offices want you to report with a new TM30 form after coming back from abroad. It is official 24 hours, just check with your Immigration Office.
