Non-Thais cannot own land. They can own the house and lease the land but not own the land.

Not true. Immigration doesn’t have a copy of your lease unless you give it to them. Plus, it’s not against the law for you to go to a hotel for the night. This is perfectly legal and the most common way to deal with a landlord that refuses to file a TM30.

Americans have to use the 800,000 baht option the first year because our consulate no longer certifies monthly payments. After a year of showing international deposits, you can switch to that method. Make sure your monthly deposits are shown to be made from outside of Thailand.
