You don't need a rental contract, but maybe a "certificate of residence"... from Immigration or your Embassy/Consulate.

You take your rental contract or Thai drivers license or anything what states your address here to the Embassy and the write you a letter to confirm this address.

When I went to my consulate here long time ago I just told them that I need it to open a bank account and they knew exactly what they have to write. But... if you can get it from the Immigration it's definitely cheaper... much cheaper... 😁

Did I say that you can get a "Certificate of Residency" from the Embassy? Nope... I said "proof of residency"... slightly different thing, but for some banks good enough.

Um... okay... I guess I've never heard before that one do a visa run to Australia... 😁 Normally the people go to Malaysia, Laos, Cambodia or Vietnam.

A "visa run" is when you go to another country to get a new visa there from an embassy/consulate... what you mean is a "border bounce". The "30 day stamp" is not a visa... it's a "visa exempt". Visa exempts and Tourist visa can be extended once for 30 days at your local immigration. After that you have to leave the country or you can apply for a Non-O-Visa. About the border bounces... by land or sea there is a limit... twice a year, by air it's not officially limited. Anyhow... the IO can refuse entry if you have a "suspicious" history of stamps in your passport.
