Actually you can.

Apply for a new passport.

Just inform immigration that the new passport processing.

After the visa done - get a letter to transfer the visa to new passport.

They need a residential address .. for money laundering rules mandated by bank of Thailand .. quite difficult to go around .. maybe there are local agents who can do it ..or u can rent a place first

you are correct if the premises is still occupied - in such cases, I will not commence the lease until the owner has time to clean up the place n therefore pay a deposit n postpone my signing of agreement .. it is all possible depending on scenario 👍👍

Yes n if u pay 3 months, they should give u all the keys at the same time but if they refuse to do so, then arrange the lease signing nearer to the date when u are starting the lease. But in such event, u may need to pay one month as a booking fee then the balance 2 months on signing n getting the keys

they buy from developer who promise initial gimmicks not available to secondary buyers. Go Google some of the Property Agent website per condo on condo for resale - you will see hundreds n hundreds of units priced at the same price

You can sue the developer for breach but it may just be a paper judgment. You should get somebody to finish the work.
