With my House book and pink card (which has the House book registration number on it, I do get a the local land tax bill (or maybe it based on the structure rather than the land my wife owns). Income is a different story.

I have 3 bank accounts, and a retirement visa. One of those bank accounts, iswith LH Bank, in which I have over the required amount there, and gaining interest, although only small at just over 1%, depending on my decision every few months. They will update my Bank Book, and provide me with the letter I require, on the day I go to immigration to extend my Visa. The fact of having the 400 or 800k and decision on a visa, in finance terms, depends on if you have a big enough income source from elsewhere to live on in Thailand. At least that "dead" money, can be used at a later date. as Petrov is considering, and I have done also, when cash flow is tempoarily disrupted, is a good thing to have.

Honestly, I think it is the best thing to do - get on a plane and come to Thailand or even use a Law Firm to find out for you. In any case, you must find out the situation yourself and the decide how to handle it, in fron of him. He may have dementia - OK, but to what extent is the dementia - it can go from forgetting things to not getting out of bed everyday (yes I saw mther go through this Sydney). It may or may not be a scam, who knows? As some people responding to this have said, there are minimal rights to foreigners in this situation unless paid through the nose for it.

Also at least 2 empty pages in your passport. If you are looking at non-O visa, travel outside Thailand you will need re-entry permit, which will take up pages and the law require you have 2 empty pages in your passport whenever you enter the country.

Regulation is you must have a return or onward flight.

This may (or may not) be enforced anywhere from airline check-in to Thailand immigration.

Best thing is to get your one-way ticket and then buy a cheap budget airline ticket to a third country.

I suggest you do not gamble with the regulations here, as you might get one that will want to do a detailed check or another asking for different requirements to allow you in

Greg Trueblood Part of the law includes that if her Will and land title paperwork allows, the land must be sold off within 12 months. The foreign spouse would have signed a special letter/form for this. I have been in this house 12 years, but in Thailand nearly 30 years

The regulation is that a foreigner can own the structure or the apartment, but not the land that it is on. Land ownership is strictly Thai.
