Are you sure? I was under the impression the 800K is for the 12 month extension not the initial 3 month visa. If you are going for the 12 month you have to season your account 2 months in advance i.e. in the first month of the 3 month Non O, but the 3 month doesn’t require it per se.

But you state above that ‘they refused to put the tourist visa stamp…’. A tourist visa is 60 days and visa exempt (with a further extension) gives you 60 days total as well…

yes, been an online facility for landlords for a few years - pretty much since online reporting for 90 days, I think.This is what I found from a quick internet search….How to register with the immigration as a home or business owner

To submit guests online (and through our service), the property owner has to obtain a User ID and password from the Immigration Bureau. The easiest way to do this is online via:

Through the official website - link (sometimes doesn't work)

Section 38 app - iphone android

The property owner will have to fill out a short form and submit the following documents as proof:

Passport or Thai ID card scan.

Blue Book or Yellow Book (proof of property ownership)

Hotel license and company papers (for resorts and hotels)

Once submitted, it will take the Immigration Bureau a few days to issue the User ID and password which they will then send to the owner's email address.

whilst you are correct - that old volunteer bloke at Phuket tried to send me down that route - in the end all immigration wanted was a copy of the TM 30, which they seem to be fixated about these days, to the extent they insist it must be kept inside your passport…I think all the OP needs to do is get his landlord to enter him online, and give him the printout; so what if it shows he’s only lived there for a couple of days? There’s no statute of limitations on how long you must be a resident before you buy/sell a vehicle…

it will make life easier and not unduly confuse Immigration, but it’s not essential. it’s also unusual in my experience for a landlord to ask for more than one lessee to be stipulated; normally the agreement is between him and the head of the family only…

If you are applying for a retirement visa in country, it is obviously an O; the rental contract should ideally only be in your name to make matters simpler ( surely not a difficult task, as posters have mentioned) but if others are named then it’s immaterial - it’s your name/details that matter. You’ll also probably need a copy of the landlords blue book and his ID; the TM30 is a different issue relating to 90 day reporting..
