 It sounds like you’re going to try to get in on a regular tourist visa, and for that under present conditions with the limited number of quarantine hotels, it won’t be until the middle or end of 2021. The vaccine may change that.

 You can buy a condo, but you can’t own land. If I was interested in starting a business, I would talk to other expats who had done that successfully. You’re not gonna meet them on This Facebook page

 There is no scenario in which the border is going to suddenly open up Within the next four months. The only Possibility I see of a significant turnaround would be if after the vaccine has been out for a few months and been proven effective, that Thailand may let people in with proof of vaccination and antibody testing
