First of all you don't need an agent for any visa in Thailand, it's just easier but you just pay to not do your research.
You won't be able to open a bank account with that visa. Unless there's a particular branch you know is breaking the rules, then get the nong o first and then sign up for your visa. If the 90 days isn't enough time then border bounce and apply for the long term visa in Laos or something
Each district is different. I was required to have 2 neighbors who had to prove they own their house for photos together & to say that I was really living here even though I have a lease and 90 day report 😂
Like 12-15 photos throughout the house, yard, and in front showing my house number lol
Mark Tabner no force the landlord by reporting it to immigration. Tm30 violation is a very minor thing to begin with and you cant be blacklisted for it especially in this case
