this is incorrect, as a landlord you can only file a TM30 with a checkin date that is day of or the previous day

in theory your landlord is supposed to do a TM30 for any foreign staying one night or more, in practice if they stay only a short time and don’t have any business with immigration or the police they should be fine

it’s not relevant, OP didn’t say they were renewing in Koh Tao, only that they will be in Koh Tao when their entry stamp expires

you need to show proof you’ve been registered, they could look into their system but they won’t bother, the problem is that with the new system the landlord (or hotel) cannot look back more than a week to get your proof so they would have to register you again to be able to print out the proof if it’s been more than a week.

that pop up appears when you or someone else is already logged in in another session, usually it’s because you closed the windows without login out last time, stupid thing…

they added gender fields you need to complete on the profile page and each of the address pages, once you updated those it will work

use the mobile application to receive a full year report to your email, it takes a few minutes to arrive (assuming when you wrote “Bangkok” you meant “Bangkok Bank”)
