That is what immigration had started.

60 + 30. 60 + 7. No extensions on land crossing

Don't go to a flashy mall. Go to a branch in a big c or lotus. It's very easy to open an account on a non o.

Need to show residency and that the cell number is yours must have non o visa.

Last time I just used my Thai drivers license as residency

I think you meant to reply to someone else. I'm on a long term visa.... Doesn't really matter much to me...

no point in trying to help entitled people. They seriously forget that they are guests.

To the OP, the total possible stay in Thailand using Visa Exempt and extensions is 157 days ( 60 + 30 and 60 + 7 ) there are no extensions on land crossing....

I have several accounts. Bangkok bank is what I use for most day to day. Their app seems to be better.

Even Kringsri wanted 3 months. Personally don't care... It's really not a big deal. But I guess everyone is different.

I think this is my last year on a retirement visa, will do LTR next renewal.

Apply for non o outside of Thailand

Arrive in Thailand

Open bank account quickly

Deposit money.

Non O gives you 90 days

Money needs to season 2 months to make immigration happy. However many banks won't issue the letter unless it seasons 3-4 months. The solution is that you can voluntarily freeze the 400,000 for the period of time the bank wants and they will issue the letter.

Then go to immigration with the letter, passport with non-o and whatever else immigration wants and get the extension.

Happy now

Non O, do application online. Then do extension based on marriage.

If you don't already, you will need to open a bank account and deposit 400,000 thb. You should do this as soon as you arrive. The non o gives you 90 days and when less than 30 days are left on your visa you apply for the extension.

agreed and I have. However with all the recent press releases and general tone of the government. It just seems now is not the time to be screwing around. What worked in the past is in the past.

Again, personally don't care, my visa is sorted.

in a climate of immigration cracking down on overstay and border runs, intentionally overstaying might have been ok last year, but you would be foolish to do it now. Never forget that there are no guarantees and the IO doesn't have to let you in.

I'm absolutely certain. Found a nice unit the next day. Owned by a German. A little more money, but no BS. Well written lease. My agent did a great job. Move in 2 weeks...

The one thing I've learned in years in real estate, there is always another deal. If raises the hairs on your neck.... Walk away
