I had a 440 Baht Indian meal the other week at a cafeteria style place on Soi 22 - better to pay 1300 per head and get a good meal. Indian is very expensive here.

If it was your third air entry within the past 12 months that may have been the reason. We are allowed two air entries per year and two land entries per year to my knowledge.

Will check. Have also heard from one source that 800,000 baht in a Thai bank account is also not compulsory. It came from the mouth of someone who is married to a Thai woman - they probably gave him the retirement visa because of that.

But they mandate things like health insurance for older folks - that can cost over $1,500 a year - steep for something most will never ever use.

Thailand should just give you a visa if you purchase property in the country. I'm not going to splash-out for a condo but if they sweeten the deal by giving me a visa I'd do it. As some may know, it's quite a hassle to stay legal here, especially if one is not the youngest anymore.
